UM, WE, UH, I, I'M GONNA TELL YOU THE STORY OF THE SOUTH TERMINAL REAL QUICK AND A LITTLE BIT ABOUT THE TRANSFORMATIONAL POWER OF HOSPITALITY.
UM, I CATERED THE RIBBON CUTTING OF THE SOUTH TERMINAL IN 2016.
UH, I FLEW OUT OF THE SOUTH TERMINAL A COUPLE OF TIMES, UH, TO GO TO, TO GO TO FLORIDA TO SEE MY IN-LAWS.
AND I HAD THE OCCASION TO HAVE A TODDLER WITH ME ON ONE OF THOSE TIMES.
UH, VERY COINCIDENTALLY, THIS IS ACTUALLY A PICTURE, WHICH YOU CAN'T REALLY SEE, BUT OF MY KID AS A 2-YEAR-OLD RUNNING AROUND THAT TERMINAL.
AND, AND IT WAS, YOU KNOW, JUST REALLY CHARMING, RIGHT? IT WAS SO DIFFERENT FROM ANYTHING THAT WE HAD EXPERIENCED BEFORE.
UM, BUT THE HOSPITALITY THERE WAS REALLY LACKING WHEN WE WERE FLYING OUT.
WE WERE THERE TWICE WHERE THE CONCESSIONAIRE WAS ACTUALLY CLOSED.
AND I DON'T KNOW IF ANY OF YOU HAVE EVER TRAVELED WITH A TODDLER, BUT WHEN YOU, WHEN YOU HAVE A TODDLER AND YOU CAN'T BUY THEM SOMETHING, UH, YOU KNOW, THEY BECOME A DICTATOR TOT.
UM, AND SO I'M, I, BECAUSE WE HAD DONE THE, THE RIBBON CUTTING, I HAD, YOU KNOW, THE CONTACTS FOR LONE STAR AIRPORT HOLDINGS, WHICH WAS THE LEASE HOLDER AT THE TIME FOR THE SOUTH TERMINAL.
AND I HAD JUST SAID, HEY, YOU KNOW, YOUR SPACE IS SO GREAT AND IT'S SUCH A FUN PLACE TO BE, BUT IT'S SAD THAT THE CONCESSION'S NOT OPEN.
OR IT'S SAD THAT THE CONCESSION DOESN'T HAVE THINGS LIKE BABY FOOD OR, OR, YOU KNOW, WHATEVER IT WAS THAT I WAS SAYING THAT IT DIDN'T HAVE.
AND, AND THE JEFF PEAR, WHO WAS THE, THE OPERATIONAL DIRECTOR OF THE SOUTH TERMINAL AT THE TIME SAYS, OH MY GOSH, YOU, YOU COULDN'T BE MORE.
RIGHT? WE'RE, WE'RE, YOU KNOW, IT'S, NOW IT'S MY NUMBER ONE PRIORITY TO UNPROVED THE HOSPITALITY AT THE SOUTH TERMINAL.
I HAD MET JEFF AND THE BOARD OF LONE STAR BECAUSE WE HAD SERVED THEM AT, AT OUR DINER QUITE A BIT WHILE THEY WERE UNDER CONSTRUCTION.
AND THEN WE HAD ALSO INVITED THEM TO THE LAST BUSINESS THAT I HAVEN'T MENTIONED, WHICH IS SWOOP HOUSE, OUR SUPPER CLUB.
WE HAD A 30 SEAT SUPPER CLUB, SO WE'D KIND OF GOTTEN TO KNOW THEM, AND INADVERTENTLY THEY TOOK A LOT OF THE DESIGN ELEMENTS FOR THE PATIO AND THE INTERIORS FROM OUR MID-CENTURY INSPIRED DINER.
SO THAT'S HOW WE ENDED UP GETTING INVITED TO, UH, BID ON THEIR CONCESSIONAIRE.
I HAD ZERO INTEREST IN BEING, UH, I LITERALLY SAID NO TWICE BEFORE.
WE EVENTUALLY TOOK A HARD LOOK AT IT AND SAID YES, UH, BUILDING THAT CONCESSION.
WE SIGNED THE LEASE IN IN 2016.
WE SIGNED THE LEASE IN DECEMBER OF 2017.
WE STARTED CONSTRUCTION IN, UH, IN THE SPRING,

AND WE WERE OPERATIONAL BY THE 1ST OF JULY OF 2018.UM, AND IT WAS THE SINGLE HARDEST THING I'VE EVER DONE IS TO OPEN THAT CONCESSION INSIDE OF AN AIRPORT.
UH, FOR THOSE OF YOU WHO HAVE NEVER TRIED TO BUILD ANYTHING INSIDE OF THE AIRPORT, WHEN YOU HAVE TO TALK CONTRACTORS INTO, UH, INTO LISTING OUT ALL THEIR TOOLS AND, AND COUNT THE NUMBER OF SCREWS, THE MANIFESTING ALONE, WE WENT THROUGH THREE PLUMBERS, FIVE DIFFERENT ELECTRICIANS, AND COUNTLESS, UH, OTHER, OTHER TRADESMEN.
UM, WHICH IS ONE OF THE REASONS THAT I BECAME ONE OF THE PEOPLE THAT COULD ESCORT PEOPLE, BECAUSE I WAS REALLY, I GOT REALLY GOOD AT COUNTING IN TOOLS FOR THE RECORD.
UM, SO WE, WE OPEN, WE, WE, I, WE END UP SPENDING $650,000.
UH, TALK ABOUT PUTTING YOUR MONEY WHERE YOUR MOUTH IS.
YOU KNOW, I, I SAID THIS COULD BE SO MUCH BETTER.
AND, UH, AND WE DID EVERYTHING WE COULD DO TO MAKE IT AS GOOD AS IT COULD BE.
AND, AND TO, TO BE FAIR, PROBABLY THE SINGLE THING THAT I'M MOST PROUD OF THAT I'VE DONE IN MY 30 YEARS OF HOSPITALITY IS THE SOUTH TERMINAL.
AND FOR ANY OF YOU WHO HAVE NOT BEEN THERE, I WOULD LOVE FOR Y'ALL TO COME, UH, BEFORE IT CLOSES NEXT FEBRUARY TO SEE SOME OF WHAT WE DID THAT MADE IT SPECIAL.
WHEN WE COMPARED OUR PERFORMANCE FROM DELAWARE NORTH TO WHAT WE DID.
IT WAS, IT WAS REALLY STRATOSPHERIC MORE SUCCESSFUL IN PLAINS, WHICH IS HOW WE WERE COUNTING THE NUMBER OF PEOPLE THAT CAME THROUGH THE TERMINAL, YOU KNOW, REMAINED STEADY PRETTY MUCH JULY THROUGH NOVEMBER WHEN FRONTIER UP AND THE EMPLOYMENTS REALLY STARTED TO RISE.
BUT THE CAPTURE RATE, WHICH IS THE NUMBER OF PEOPLE THAT WALK THROUGH THE SOUTH TERMINAL, THAT BUY SOMETHING, UH, WENT FROM AROUND 50% TO AROUND 78%.
SO WE INCREASED THE CAPTURE RATE IN THE FIRST SIX MONTHS THAT WE WERE THERE BY 28%, MEANING 28% OF THE PEOPLE THAT WALKED THROUGH BOUGHT SOMETHING FROM US.
THE AVERAGE PRICE PER TICKET IN, IN JUNE OF 2018 WAS $4 AND 81 CENTS.
OKAY? THE AVERAGE PRICE OF TICKET ARE FOUR.
WHAT, WHAT DO YOU OH, THANK YOU.
THE AVERAGE PRICE PER TICKET, UM, UH, WITH US EXCEEDED $8.
SO WE MORE THAN DOUBLED THE AMOUNT.
THE WHY IS THIS SIGNIFICANT? WHY DO YOU CARE? BECAUSE THIS IS HOW OUR LEASE IS STRUCTURED, RIGHT? WE PAY A PERCENTAGE OF INCOME.
SO TO SAY THAT WE WERE HITTING IT OUT OF THE PARK IS AN UNDERSTATEMENT.
LIKE WE MORE THAN DOUBLED THE REVENUE.
WE ACTUALLY, IN SOME CASES TRIPLED AND QUADRUPLED THE REVENUE OVER WHAT DELAWARE NORTH HAD BEEN DOING.
BY THE TIME WE TOOK IT OVER, UM, WE WERE TOLD, YOU KNOW, WE'VE GOT A 30 YEAR LEASE, RIGHT? THAT'S WHAT OUR LANDLORD TOLD US.
IF, IF THEY HAD NOT HAD A 30 YEAR LEASE, I WOULD NOT HAVE INVESTED $650,000 THERE.
I ASSURE YOU, EVEN THOUGH WE HAD A FIVE YEAR LEASE TERM, WE HAD AUTOMATIC ANNUAL RENEWALS.
WE WERE, YOU KNOW, THE STAR OF, OF THE SOUTH TERMINAL AND TOLD REPEATEDLY WHAT A GREAT JOB WE WERE DOING.
UM, YOU KNOW, IT WAS VERY SAD.
I DID NOT FEEL LIKE A GENIUS ANYMORE.
UH, WHEN THEY GOT AN ILLEGAL DISPUTE WITH THE AIRPORT, OBVIOUSLY THAT WAS SUPER SAD AND SCARY FOR US BECAUSE WE ARE THE LOCAL CONCESSIONAIRE THERE.
SO WE ARE STILL OPERATING THERE, EVEN THOUGH NOW OUR LANDLORD IS THE CITY OF AUSTIN.
UM, AND, AND WE ARE STILL DOING A VERY GOOD JOB THERE RELATIVE TO THE ORIGINAL METRICS THAT WE WERE COMPARING OURSELVES TO.
AND, AND IT WAS VERY DISAPPOINTING TO LEARN THAT THERE WAS NO PLACE FOR US AT BARBARA JORDAN, EVEN THOUGH THEY MADE ROOM FOR ALLEGIANT FRONTIER.
OBVIOUSLY, UH, WE'VE BEEN TOLD REPEATEDLY BY MR. GALLO AND MS. TRACY THAT THERE'S ABSOLUTELY NO WAY THAT THEY CAN DO ANYTHING FOR US.
WE HAVE BEEN INVITED TO BID ON THE NEW TERMINAL THAT'S COMING UP, THAT BID OPEN SOMETIME NEXT YEAR FOR THE, FOR THE, YOU KNOW, A COMPARABLE CONCESSION SPACE TO WHAT WE HAVE, WHICH WOULD GO LIVE IN 2030.
RIGHT? THERE IS NO WAY THAT WE CAN TAKE OUR 25 EMPLOYEES AND OUR $650,000 INVESTMENT AND, AND PARK IT SOMEWHERE TILL 2030.
OBVIOUSLY, THE, THE MAIN REASON THAT THIS IS SIGNIFICANT IS BECAUSE DURING THE PANDEMIC, IN ORDER TO SURVIVE, WE HAD TO BORROW $2 MILLION FROM THE FEDERAL GOVERNMENT AND EIDL MONEY.
A BIG PART OF THAT MONEY WENT TO, TO CONTINUE OPERATIONS AT THE AIRPORT.
WE WERE ENTITLED TO $2.2 MILLION WORTH OF RESTAURANT RECOVERY MONEY.
WE GOT $0 IN RESTAURANT RECOVERY MONEY BECAUSE THEY RAN OUTTA MONEY BEFORE THEY GOT TO US.
WE WERE ENTITLED TO A $250,000 GRANT FROM THE STATE, SPECIFICALLY FOR HOSPITALITY INDUSTRIES DEALING WITH TRAVEL AND TOURISM.
WE GOT $0 OF THAT BECAUSE THEY RAN OUTTA MONEY TO GIVE TO US.
I HAVE $1.9 MILLION WORTH OF A FEDERAL DEBT THAT I WILL BE PAYING ON FOR THE NEXT 20 YEARS.
NOT HAVING THAT CONCESSION AND NOT BEING TO LEVERAGE MY

$650,000 MAKES THAT DEBT A LOT MORE SIGNIFICANT.TO BE FAIR, I AM ASKING, BECAUSE WE'VE BEEN JUST TURNING OVER EVERY ROCK FOR ABATED RENT BETWEEN NOW AND THE END OF OUR CONTRACT TERM.
WE ESTIMATE THAT NUMBER TO BE LESS THAN $200,000.
I'VE BEEN TOLD BY MS. TRACY IN THE AIRPORT THAT THERE'S NO WAY THEY COULD POSSIBLY DO THAT BECAUSE THEY COULDN'T DO SOMETHING FOR US THAT THEY HAVEN'T, THEY THEY WOULDN'T DO FOR SOMEONE ELSE OR, OR THAT THEY COULDN'T DO FOR SOMEONE ELSE.
THERE IS NO ONE ELSE IN OUR SITUATION.
WE ARE THE ONLY LOCAL FOOD SERVICE CONCESSIONAIRE, LIKE THE ONLY ONE.
WE ARE ALSO EMPLOYING 25 LIKE MS. MARY.

OUR LANDED WEIGHTS WERE ABOUT TWO AND A HALF PERCENT HIGHER THAN, YOU KNOW, LAST YEAR'S, UH, JULY, 2024.
UM, AND CARGO, UM, AGAIN, YOU KNOW, AS, UH, WE SAW IN PRIOR, UM, MONTHS, UH, UNDERPERFORMED, UH, WITH BEING 12% DOWN.
AND I WANTED TO KIND OF ADDRESS THAT CARGO VOLUME, YOU KNOW, WE MENTIONED, UM, IN THE LAST MEETING, AND WE SPECIFICALLY ATTRIBUTED THAT TO FEDEX AND WHY THAT CARGO VOLUME WAS DOWN.

SO SOME OF THE SHIPMENTS FROM CHINA HAS DEFINITELY SLOWED DOWN AND KIND OF HURT THEIR, UM, THEIR, UH, REVENUES.
UM, AND THIS, YOU KNOW, IT IS BASICALLY DIRECT TO CONSUMER SHIPMENTS FROM CHINA.
THAT'S THAT, THAT THEY MENTIONED.
THE OTHER THING THAT THEY ALSO MENTIONED WAS, YOU KNOW, CUSTOMERS WERE DOWNSHIFTING FROM, YOU KNOW, FAST, YOU KNOW, PRICEY AIR SERVICES TO THE LOWER COST GROUND, UM, AND, UH, YOU KNOW, SHIPMENTS THROUGH TRUCKS AND TRAINS.
SO THAT'S ALSO AFFECTING HOW THE CONSUMERS ARE BEHAVING IN TERMS OF WHEN THEY'RE TAKING DELIVERY OF SOME OF THOSE THINGS.
UM, SO THOSE WERE THE TWO MAIN ITEMS THAT THEY CITED IN THEIR EARNINGS CALL.
THAT WHY THEY ARE SEEING SOME SLOWDOWN IN

SHIPMENTS, UM, FOR FEDEX.OKAY, SO I'LL MOVE OVER TO THE FINANCIAL SIDE IF THERE'S NO QUESTIONS RELATED TO THAT.
UM, ON THE, ON THE OPERATING REVENUES, UH, WE INCREASED 10%, UH, 2.9 MILLION OVER THE PRIOR YEAR, AS I MENTIONED, AS MOST OF THIS IS COMING FROM AIRLINE REVENUE.
UH, 17% AIRLINE REVENUES UP TO 17%.
AND YEAR TO DATE, UH, AIRLINE REVENUES UP ALMOST 19%.
AND SO IF YOU LOOK AT, YOU KNOW, THE MONTHLY NUMBER AND THE YEAR TO DATE NUMBER, WE ARE UP 10%, UH, YEAR OVER YEAR.
ON THE OPERATING EXPENSE SIDE, UH, THERE WAS A, UH, THE OPERATING EXPENSES ACTUALLY FOR JULY CAME IN A LITTLE BIT LOWER THAN WE EXPECTED.
UM, IT ONLY WENT UP ABOUT 8% VERSUS WHAT WE'VE SEEN ON AN AVERAGE OF 10% GROWTH.
AND MAINLY THIS WAS DUE TO SOME ITEMS THAT HIT LAST YEAR.
UH, WE HAD A CARPET REPLACEMENT PROJECT THAT HAPPENED LAST YEAR, WE ARE NOT DOING THIS YEAR.
UH, WE HAD AN, UH, SOME INVOICES THAT GOT PAID LAST YEAR IN JULY THAT WE ARE NOT SEEING THIS YEAR, LIKE SOME STAFF AUGMENTATION RELATED TO FACILITY SERVICES, ET CETERA.
SO THAT WAS THE REASON WHY THE OPERATING EXPENSE ONLY WENT UP 8% IN JULY.
AND ON THE DEBT SERVICE SIDE, YOU WILL NOTICE, COMPARED TO PRIOR YEAR, UM, IT LOOKS LIKE A BIG INCREASE.
BUT LAST YEAR WE ALSO HAD A, UM, A, A PULL DOWN FROM INTEREST TURNED ON SOME OLD BONDS THAT WE HAD, THAT WE USED TOWARDS A DEBT SERVICE.
SO IT LOWERED THE DEBT SERVICE REQUIREMENT LAST YEAR, UH, ARTIFICIALLY DOWN.
AND SO THAT'S WHY YOU'RE SEEING THAT BIG INCREASE, $6.8 MILLION VERSUS 4.4 IN, UM, LAST YEAR, JULY.
SO OVERALL, IF YOU LOOK AT THE NET REVENUES, UH, DOWN ABOUT A MILLION DOLLARS OR ABOUT 10% VERSUS LAST YEAR, BUT YEAR TO DATE, WE ARE STILL 9% HIGHER THAN LAST YEAR.
WERE $6.6 MILLION BETTER THAN WHAT WE WERE DOING LAST YEAR, YEAR TO DATE ON A BUDGET BASIS.
UH, WE ARE SEEING, UH, REVENUES ARE NOW KIND OF TRENDING BACK TO WHERE WE BUDGETED.
WE ARE ONLY OFF ABOUT $425,000 VERSUS WHERE WE BUDGETED FOR THE FULL YEAR.
UH, YOU CAN SEE OPERATING EXPENSES ARE FAVORABLE ABOUT ALMOST $1.2 MILLION.

UM, THERE IS SOME DATA OUT THERE, BUT IT'S FAIRLY DATED, UH, INFORMATION AND WE DON'T HAVE ANYTHING THAT'S REALLY SUBSTANTIVE AROUND JUST THE AIRPORT ITSELF.
AND SO WE'VE BEEN, UH, LOOKING AT MAYBE, UH, DOING SOMETHING LIKE THAT.
